Price per sqm Oman Property: Why the Cheapest Square Metre May Cost More

At a glance

Price per sqm Oman property is a useful screening metric, not an investment verdict. In Q1 2026, residential land prices in Muscat rose 43.6% year on year, according to NCSI—so investors need to compare legal status, costs and exit depth alongside the headline rate per square metre.

According to the National Centre for Statistics and Information, the residential land price index in Muscat rose 43.6% year on year in Q1 2026 and 29.5% quarter on quarter. That backdrop makes a simple “lowest price per sqm wins” approach particularly risky: a lower entry rate can reflect smaller usable space, weaker ownership rights, higher running costs or a narrower resale market.

Why price per sqm Oman property needs market context

Price per sqm is calculated by dividing the purchase price by the stated area. It helps investors put units of different sizes into one comparison. But the result is only as reliable as the inputs. Before comparing two homes, confirm whether the advertised area is built-up area, net internal area, plot area or a mixture of indoor and outdoor space.

NCSI data illustrates why property type matters. In Q1 2026, the residential apartment price index rose 4.4% year on year, while the villa index rose 9.0%. Both are nationwide indices, not Muscat-specific figures. A lower rate per sqm can therefore signal a different asset type and demand profile rather than a better deal.

Worth knowing

Oman recorded OMR 1.1753 billion in total real estate transaction value by the end of May 2026, up 5.5% year on year. Sales contracts accounted for OMR 551.8 million across 27,864 contracts, so liquidity should be assessed by the relevant location and product—not from a national headline alone.

Parameter
Lower price per sqm
Higher price per sqm
Area basis
May include terraces, plot space or common areas; verify the measurement basis
May reflect smaller but more usable internal space; verify the same basis
Ownership route
Lower cost does not override foreign ownership restrictions outside ITCs
Freehold in an ITC can add legal clarity for an eligible overseas buyer
Purchase costs
VAT, registration and service charges can materially change the all-in cost
Higher entry pricing may still produce a cleaner all-in comparison
Resale depth
A cheaper unit may have fewer comparable sales and a narrower buyer pool
A stronger location or brand can support clearer resale benchmarking

Compare like with like before using the metric

Start with usable space and specification

Two properties can have the same stated size but offer very different living utility. A 120 sqm apartment with an efficient layout, parking and practical storage should not be compared mechanically with a 120 sqm home where a large share of the figure is terrace or circulation space. Ask for the floor plan, area schedule and a written confirmation of what the developer includes in the measurement.

Specification also affects replacement and resale value. Check the number of bedrooms, bathrooms, parking spaces, orientation, view protection, finishing level and community amenities. These are not cosmetic details: they determine the likely tenant or resale audience. Investors should compare homes with the same delivery condition—off-plan against off-plan, or completed against completed—not a promotional launch price against a resale asking price.

Separate price from total acquisition cost

For foreign buyers, ownership structure is central. Foreign nationals may purchase land only within Integrated Tourism Complexes. Around Muscat, recognised ITC locations include Al Mouj Muscat, Muscat Bay, Muscat Hills, Jebel Sifah and AIDA in Yiti. A lower nominal price outside the appropriate ownership route is not a valid substitute for freehold ownership in an eligible ITC.

Then build an all-in acquisition model. The registration fee for foreign buyers is 3% of the property value. Fixed items include OMR 5 for application submission, OMR 25 for the non-Omani sale form, OMR 10 for the title deed and OMR 2 for the contract. The first sale of residential property is subject to 5% VAT; residential resales are exempt from VAT.

Watch out for

Do not confuse the 3% property registration fee with Muscat’s 3% municipal rental levy. They apply to different transactions and different calculation bases. A registration cost belongs in the purchase budget; the rental levy concerns a registered tenancy contract.

Use a five-part investment comparison

We recommend scoring every candidate property on the same five lines: all-in purchase cost, usable area, annual holding costs, ownership rights and exit liquidity. This approach is more robust than ranking units by price per sqm alone.

First, calculate the purchase price plus VAT where applicable, the 3% registration charge and fixed government fees. Second, divide that all-in figure by the verified built-up or internal area, using the same definition for both units. Third, add recurring costs. In AIDA, service charges vary by collection—from about OMR 4 per sqm a year for Halo Villas to OMR 12 per sqm a year for Marriott Residences; use the specific figure stated in the sales contract for the selected unit.

Fourth, test the legal and timing profile. For an off-plan purchase, compare the contracted handover date, payment schedule, snagging provisions and documentation—not the master-plan phase date. Fifth, identify who could buy or rent the property after completion. A home with a higher rate per sqm may be easier to explain to a future buyer if its location, layout and ownership structure are straightforward.

A practical scenario: an investor comparing two similarly priced units should first remove non-comparable elements such as plot area, furnished packages and parking allocations. The unit that looks cheaper per sqm can become more expensive on an all-in usable-area basis once VAT, registration and recurring charges are included.

Applying the framework to AIDA Oceana villas

AIDA is a master-planned project in Yiti, Muscat, developed by DarGlobal and OMRAN. The master plan covers more than 4.5 million sqm and sits on cliffs about 130 metres above sea level. That setting can support a premium rate per sqm, but investors should still compare each collection on its own contract terms, built-up area and buyer profile.

For example, Trump Cliff Villas are a collection of three three-bedroom villas with layouts of 128 and 166 sqm and prices from USD 1,007,363 (about OMR 387,400). Do not derive a linear price per sqm or extrapolate a price for a larger villa from that starting figure: villas differ by position, specification and individual pricing. The stated handover is Q4 2028, with the exact date fixed in the contract for the specific property.

Other collections require the same discipline. Halo Villas have a stated handover of Q4 2029, while The Great Escape 2 is stated for Sep 2028. These dates are collection-specific and should never be replaced with a general master-plan phase date. For a wider view of the project’s villa options, see Aida Oceana Villas.

Metric-led investor
5 comparison lines
Best suited to buyers who will normalise area definitions, acquisition costs and annual charges before comparing price per sqm.
🏡
Lifestyle-led owner
130 m cliff setting
A buyer who values Yiti’s setting should assess the home’s layout, outlook and community position alongside its stated area.
📄
Off-plan purchaser
Q4 2028 handover
For collection-specific purchases, focus on the contract, payment schedule and the handover date tied to that exact unit.

Price per sqm is best treated as the opening question, not the final answer. A disciplined comparison turns it into an all-in cost per usable sqm, then tests whether the location, ownership route and exit market justify the difference.

Price per sqm Oman Property FAQ

How do I calculate price per sqm for property in Oman?

Divide the purchase price by the verified area, then repeat the calculation using the all-in purchase cost. Use the same area definition for every property you compare.

Does price per sqm include VAT in Oman?

Not necessarily. The first sale of residential property is subject to 5% VAT, while a residential resale is exempt. Confirm the VAT treatment in the contract and include it in the acquisition model where applicable.

What registration fee does a foreign buyer pay in Oman?

Foreign buyers pay a 3% registration fee based on the property value, plus fixed charges that include OMR 5 for application submission, OMR 25 for the non-Omani sale form, OMR 10 for the title deed and OMR 2 for the contract.

Can foreigners buy freehold property in Muscat?

Foreign nationals may purchase land only within Integrated Tourism Complexes. Around Muscat, these include Al Mouj Muscat, Muscat Bay, Muscat Hills, Jebel Sifah and AIDA in Yiti.

Why can a cheaper property per sqm be a worse investment?

The lower rate may reflect a less useful area basis, weaker location, higher recurring costs, a different ownership route or a smaller resale market. Compare all-in cost per usable sqm and exit prospects instead.
