Can foreigners buy property in Oman? +
Yes. Non-GCC nationals can own freehold property inside government-designated Integrated Tourism Complexes (ITCs). Aida is one of them.
What is an ITC, and what exactly do I own? +
An ITC is a government-licensed development where foreign buyers receive full freehold ownership of both the home and the land, with a registered title deed.
What taxes does an owner pay? +
Oman has no annual property tax and no capital-gains tax on resale. The one-off cost is a 3% registration fee paid on handover.
Does buying give me a residence visa? +
Yes. Buying any residential unit in an ITC gives the owner a renewable 2-year residence visa — no price threshold, OMR 50 fee. An investment from OMR 200,000 qualifies for Golden Residency: 10 years, renewable for as long as you hold the property.
Is my money safe during construction? +
All payments go to a dedicated escrow account managed by a bank and are released to the developer only against verified construction milestones. Pay the developer directly — never through an intermediary.
Can I resell before completion? +
Yes. Once 40% of the price is paid, the unit can be assigned to a new buyer ahead of handover — letting you capture the value uplift as the project progresses.
