Why invest in Azure Villas × Fendi Casa

High return potential

Branded cliffside villas are a scarce asset in Muscat. Gross rental yields in the city run at 5.4–6.0% per year (Numbeo); trophy homes trade on scarcity as much as yield.

Flip before completion

Resell off-plan once 40% is paid, ahead of handover, capturing the uplift in value.

Residency & no property tax

Bank account and a multi-entry visa after the first payment, then a renewable owner residency visa on ownership transfer — and Oman levies no property tax.

Frequently Asked Questions

What taxes do I have to pay?

Upon property handover, the owner pays a registration fee equal to 3% of the property's value. However, any profit from the future sale is tax-free, allowing you to retain the full amount earned from the transaction.

How can I pay for the property?

The Aida project offers flexible payment options: cash (up to 4,000 OMR), bank transfers, online card payments, manager's cheques, and even digital currencies. All payments must be made directly to the developer, without intermediaries.

Is my money in a safe place?

When funds are transferred to the developer, they are placed in a dedicated escrow account managed by a bank, which protects the money until the project is completed. Oman enforces strict regulations and procedures to protect investors. There is no need to open a local bank account or take any extra steps — the developer handles all required formalities on your behalf.

Should I take a lawyer to review the contract?

A lawyer is not mandatory. In the Sultanate of Oman developers work from a standardised sale and purchase contract whose form is fixed and cannot be amended. You are still free to have your own lawyer review it before signing — we will provide the full text in advance.
