AIDA investor glossary

The words you meet when buying a home at AIDA, explained in plain language: ownership, payments, costs, residency and the market. Each term links to the page that covers it in depth.

Current as of 3 November 2026

Ownership 7

ITC Integrated Tourism Complex

A resort community licensed by the Omani state to sell homes to buyers of any nationality as full ownership. AIDA is an ITC: a foreign buyer owns both the home and the land under it, with a registered title deed, and may let and resell it.

Freehold full ownership

Ownership of the home and the land, registered in the buyer's own name or their company's, with no time limit. In Oman a foreigner gets freehold inside ITCs such as AIDA; outside them the rules are narrower.

Title deed real estate register

The record that makes you the legal owner: the home and the land are entered in Oman's real estate register in your name. The Real Estate Register Law of 2026 (Royal Decree 56/2026, in force since 18 May 2026) confirms that non-Omanis register property under the existing ownership rules. For an off-plan home the title is issued at handover.

Master-planned community one plan for the whole area

A community built to one plan, with homes, hotels, amenities and roads designed together. AIDA covers about 4.5 million m² in Yiti, on the eastern edge of Muscat, around 130 metres above the Gulf of Oman: villas, townhouses and hotel residences around a golf course, beaches and a marina.

DarGlobal developer of AIDA

The developer of AIDA: an international luxury developer headquartered in Dubai and the global arm of Dar Al Arkan, a Saudi real estate company founded in 1994. AIDA is its flagship community in Oman.

Collection a release within AIDA

AIDA is sold in limited releases called collections. Each has its own architecture, unit sizes, payment plan and handover date, so check the terms of the specific collection, not of AIDA as a whole.

Buying & construction 8

Off-plan bought before completion

A home bought from the developer before or during construction. You pay in instalments under the collection's payment plan, the money goes to the project's escrow account, and you take the keys and the title at handover.

Down payment reservation

The first payment that takes a unit off the market at the agreed price. Its size is set per collection: at Halo Villas the plan opens with 20%.

Sales agreement SPA

The contract with the developer. It fixes the price, the payment schedule, the handover date, the escrow account, the registration fee and the service charge. Read it before you pay anything beyond the down payment.

Escrow account money held by a bank

A bank-managed account opened for one project. Off-plan payments go into it and are released to the developer only against verified construction milestones. Pay the developer's escrow account directly, never through an intermediary.

Payment plan instalments, no interest

The developer's schedule of instalments, with no bank and no interest. For example, Halo Villas (handover Q4 2029): 20% down payment, 1.5% a month for 40 months and 20% on handover. Every collection has its own plan.

Handover keys and title

The moment the developer delivers the finished home. The final instalment and the registration fee are paid, and the title is registered in your name. The date is written into the sales agreement.

Snagging check before you accept

An inspection of the finished home before you accept it: finishes, doors and windows, plumbing, electrics, pool and terrace. Defects found are listed for the developer to fix.

Assignment resale before handover

Selling your off-plan contract to a new buyer before handover. At AIDA this is possible once 40% of the price has been paid, under the developer's terms in the sales agreement.

Costs & taxes 5

Registration fee 3% at handover

The one-off fee for registering your title: 3% of the price, paid at handover. Check the amount in the sales agreement before you sign.

Service charge yearly upkeep

The yearly payment for the community's shared upkeep: security, landscaping, roads, pools and common areas. It is the main holding cost of a home; the rate for each collection is stated in its sales agreement.

Property taxes as of the publication date

As of the publication date, Oman has no annual property tax and no capital-gains tax on resale, and no personal income tax; a personal income tax law takes effect on 1 January 2028. A buyer pays the one-off registration fee, an owner pays the yearly service charge.

Gross rental yield rent ÷ price

A year's rent divided by the purchase price, before any costs. It is a quick way to compare homes, but it ignores the service charge, letting fees and empty months.

Net rental yield after costs

What remains of the rent after the service charge, letting and management fees and empty months, divided by the price. It is always lower than the gross figure and differs from home to home.

Residency 2

Owner's residence visa 2 years, renewable

Buying a residential unit in an ITC such as AIDA gives the owner and immediate family a renewable 2-year Omani residence visa, with no minimum price; the fee is OMR 50. It stays available for as long as you own the home.

Golden Residency 10 years, from OMR 200,000

Oman's 10-year residency for investors, launched on 31 August 2025, from an investment of OMR 200,000. Through property it covers completed homes with a title deed in an ITC, so an off-plan buyer applies after handover. It renews for as long as you hold the property.

AIDA & the market 7

Yiti eastern edge of Muscat

The coastal area on the eastern edge of Muscat where AIDA stands, with the Yiti and Yenkit beaches, coves and cliffs over the Gulf of Oman. It is being developed as part of Oman's tourism coast.

Trump International Golf Club Oman golf inside AIDA

The championship golf course at the heart of AIDA. Residents get social membership of the club; the golf villas and the Trump-branded collections are built around it.

OMRAN Group state tourism developer

Oman's government-owned tourism developer. It is DarGlobal's partner in AIDA and also master developer of Muscat Bay and a shareholder in Al Mouj Muscat.

NCSI Oman's statistics office

The National Centre for Statistics and Information, Oman's official statistics office. It publishes the figures we rely on: property transactions, the price index, tourism, population and GDP.

Real Estate Price Index year-on-year change

NCSI's measure of how property prices change, each quarter against the same quarter a year earlier, for land, flats and villas. It shows the pace of change, not a price level.

Traded value all property contracts

NCSI's total of all property contracts in a period: sales, mortgages and swaps. Sale contracts are only part of it, so compare like with like.

Oman Vision 2040 national strategy

The national roadmap for an economy less dependent on oil, built around tourism, logistics and industry. The ITC resorts on the coast, AIDA among them, are part of it.
