Family Viewing A Coastal Villa In Yiti, Muscat

Holiday Home vs Rental Investment Oman: How to Choose Before Booking

At a glance

Oman’s 3–5-star hotels recorded 2,376,955 guests in 2025, while Muscat’s hotel occupancy reached 55.1%. Those figures support demand for well-located leisure property, but they do not make every second home a rental investment. Before reserving an off-plan unit, decide whether personal use, recurring income, or a balanced hybrid plan is your primary goal.

The choice between a holiday home and a rental asset affects the location, layout, operating model and budget you should prioritise. It also changes how you assess VAT, service charges, vacancy periods and management. In Oman, a buyer who wants a private base in Muscat can accept more personal preferences; an income-focused buyer needs a stricter underwriting model.

Start with the purpose, not the brochure

A holiday home is first a lifestyle purchase. You are buying time in Oman, access to the coast and a base for family visits or longer stays. A rental investment is a business-like asset: its performance depends on tenant demand, rental positioning, operating costs and disciplined pricing.

The difference matters because tourism data is positive but seasonal. NCSI reported 2,376,955 guests at Oman’s classified 3–5-star hotels in 2025, up 10.8% from 2,145,579 in 2024. Room nights rose 20.2% to 3,683,191, and total hotel revenue increased 22.2% to OMR 297.3 million. These are useful demand signals for hospitality and short-stay accommodation, not a promise of occupancy for an individual villa or apartment.

We recommend writing one sentence before booking: “This property must work for us even if rental income is lower than expected.” If that sentence feels difficult to accept, treat the purchase as an investment first and stress-test the numbers.

Worth knowing

Muscat’s 2025 hotel occupancy was 55.1%, versus 38.6% across Oman. That gap is a reason to analyse the specific Muscat submarket rather than rely on national tourism headlines when considering a rental strategy.

What the Oman market signals—and what it does not

Tourism supports the rental case, but does not replace underwriting

Oman’s direct tourism GDP reached approximately OMR 1.135 billion by the end of 2025, compared with OMR 1.095 billion a year earlier. The sector’s direct tourism value added rose 4.0% to about OMR 1.107 billion. For an investor, this supports the long-term case for professionally managed leisure destinations, but it is still essential to separate country-level growth from a property’s net yield.

For a rental asset, build a model with at least three scenarios: a conservative case, a base case and a downside case. Include periods when the unit is empty, furnishing replacement, management costs, maintenance and any tax treatment linked to the way the property is let. Do not base the decision solely on peak-season nightly rates or hotel performance.

Personal use can be financially rational

A holiday home does not need to maximise occupancy to be a sound purchase. It can reduce the need for repeated hotel stays, offer consistency for family travel and preserve flexibility over school holidays or work schedules. The trade-off is that personal-use dates often overlap with the periods that may be most commercially valuable for short lets.

A typical buyer planning regular stays in Muscat benefits more from two test visits at different times of day than from the most detailed digital presentation. Check driving times, exposure to heat and wind, access to daily services, privacy and the practical route between the community and the airport.

Calculate the ownership costs before comparing income

For foreign buyers, Oman’s property registration fee is 3% of the property value at completion. This is separate from Muscat’s 3% municipal fee on the value of a registered rental contract, which is paid by the landlord for leases. Keeping these charges separate is important: one is a transaction cost, while the other relates to a tenancy arrangement.

The first sale of residential property is subject to 5% VAT. Residential resales and qualifying residential leases are exempt from VAT, while holiday rentals, short-term leases and hotel stays are subject to VAT. This distinction can materially change the operating model of a property intended for guest stays.

At AIDA in Yiti, Muscat, buyers should also budget for a service charge that varies by collection, from about OMR 4 per m² of built-up area a year (Halo Villas) to OMR 12 per m² a year (Marriott Residences), alongside VAT and the 3% registration fee. The master plan covers more than 4.5 million m² on cliffs around 130 metres above sea level. DarGlobal and OMRAN are the developers, with Trump Golf and Marriott among the project brands.

Watch out for

A gross rental estimate is not a net yield. Subtract service charges, furnishing, maintenance, management, vacancy and applicable 5% VAT on holiday or short-term rentals before comparing the outcome with a personal-use purchase.

Match the property type to the goal

For a primarily lifestyle-led purchase, space, outdoor living and a quieter setting can matter more than a standardised rental layout. A three-bedroom villa may suit family use, but the investor should still ask how often the home will be occupied by its owner and whether the remaining calendar can be managed commercially.

Trump Cliff Villas illustrate why buyers should read a collection’s economics carefully rather than extrapolate from a broad project average. The collection comprises three-bedroom villas with layouts of 128 and 166 m², with prices from OMR 387,400. Its handover is Q4 2028, with the exact handover date fixed in the contract for the specific unit.

For buyers who favour a later personal-use horizon, Halo Villas have a Q4 2029 handover, with the exact timing to be confirmed in the relevant contract. AIDA’s wider villa selection also includes Marriott Residences, scheduled for handover in Dec 2028, subject to the exact contractual date for the chosen property.

Which buyer profile are you?

🏖️
Lifestyle-first owner
55.1% Muscat hotel occupancy
Best for buyers who expect repeated personal stays and value a predictable base in Muscat more than maximising booked nights.
📊
Income-led investor
5% VAT on short stays
Best for buyers prepared to model net yield, appoint management and accept that actual occupancy can move with seasonality and pricing.
⚖️
Hybrid buyer
3% registration fee at completion
Best for buyers who reserve defined personal-use windows and set a realistic rental plan for the remaining calendar.

A practical decision rule before reservation

Choose a holiday home when you would still be satisfied with the property after assigning little or no rental income to it. Choose a rental investment when the property remains viable after conservative allowances for vacancy, operating costs and tax. Choose a hybrid approach only when you can clearly separate owner-use dates from income-producing periods.

In AIDA, the decision should be tied to the collection, contract and intended ownership pattern—not just the wider destination story. Ask for the unit-specific payment schedule, service-charge basis, handover wording and permitted operating arrangements before signing a reservation form.
